Funny guy. Fort Mill has some very cheap homes. Our house was built in the 30s and isn't too far from the downtown. It's small. But we're planning on adding a bathroom/closet to make it more livable. It's an old mill home.

Article 11, Section 10 of the Arizona Constitution states that “… the legislature shall make such

development and improvement.”

The State Supreme Court has continually found the state is not meeting this requirement, but the GOP refuses to do so, because it would require raising taxes, which is more important than following the Constitution.
That sucks. Is the issue really a raise in taxes or a cut in wasteful spending somewhere else to make up the difference? :coffee:

They use 5 "Comparable Properties" (5 recent sales) to assist in arriving at the new market value.
These are the sales of the 5 they used:
$677k
$605k
$920k
$520k
$530k

Da fuq is that 3rd one? :ohno: :ohno: It's 57% higher than the average of the other 4, thus skewing the average up. And just for shits and giggles, they added another $45k to the average of the 5 to come up with my new assessment. :pissed:

Oh, and the 3rd one has a "Country Club" address that happens to be on the property of the 2018 PGA Championship. :ohno: :ohno:
County assessors are horrible at this. There are more factors than recent sales that go into a comp. You can fight it, and you should.

Charleston County had a similar problem a decade ago. My parents fought it when they moved into their new house 10 years ago. They won. On vehicle taxes, there was an investigation which found that people with economy cars were paying more in tax than people with luxury vehicles. You can't trust those people.

Maybe the economy is booming because the Legislators are smart enough to know you need a decent sized government to promote and preserve the growth. Unlike the economic basketcase that is Kansas, which has found out that you can't tax cut your way to prosperity.
Yup. It's a delicate balance and SC is learning how to tax and cut. We've some taxes cut while an increase in the gas tax (proposed) among others. But you can't just blame Republicans. We've managed to bring in more industries, film productions and overall investment over the past 10 years. The county I live in, York, was able to steal 3 companies (approx. 4,000 jobs) from Charlotte. There's a new, large, Financial company that's recently relocated (bringing in close to $200M). Volvo, Continental Tire, Boeing, the deepening of the Charleston Harbor, a cruise terminal, building an inland intermodal port have all been (hope to be with Volvo) major success.

Charleston has become a tech hub.
In fact, Post and Courier reported that Charleston’s tech economy is growing 26% faster than the national average — and just as quickly as Silicon Valley.

Home to more than 200 tech companies, Charleston’s fast-growing tech hub is fueled by new waves of young, creative talent flocking to the area. From 2000 to 2012, Charleston’s millennial population grew 58 percent — outpacing Nashville, Denver and Houston.

Venture capitalists have also taken a keen interest in the mid-sized metro. This year, the Brookings Institution ranked Charleston #12 in the nation for venture capital “first fundings” by population and deal concentration.

This year, Charleston-based, Bidr, which creates a mobile-based fundraising system for nonprofits, took home first place at DIG SOUTH’s “Wild Pitch” event, earning $7,500, plus $2,700 of on-the-spot crowdsourced funding. Just one week later, Bidr took home the top prize of $100,000 from Steve Case’s Rise of the Rest tour stop in Charleston.

CHARLESTON, S.C. (AP) - A new report suggests the Port of Charleston and booming development along the Interstate 85 corridor should mean the South Carolina economy will outpace the national economy next year.
The Post and Courier of Charleston reports (http://bit.ly/2b6wAhU ) the analysis from Wells Fargo Securities suggests that the state’s economy should grow about 3.8 percent during 2017. The national economy is predicted to grow about 2.1 percent.
The report predicts that South Carolina businesses will add another 110,000 jobs by the end of 2017. The report notes that manufacturing employment jumped 6 percent in the Charleston area over the past year, accounting for 1,400 new jobs,
The report said that the widening of the Panama Canal and the state’s inland port in Greer should spur demand for both warehouse and industrial space.

The GOP here has done some smart things (and thank god they refused to entertain a proposed bathroom bill.)

And Texas, Louisiana, Oklahoma, North Dakota, etc., etc.

Ours is a consumption economy. If RETAIL ain't coming back and OIL sucks, that pretty much covers the spectrum. Annualized sale of cars in millions of units down from 18.4 to 16.5 in just 3 months (that's a LOT, by the way). Retail sales actually NEGATIVE in May. GDP growing at a whopping 1.2% annualized rate. Inflation dropping. Wages stagnant. Housing starts lowest since September.

So what does the Fed do? Raise rates, of course. :dunce: :dunce: :dunce:
Retail is in an interesting place right now. Mrs. CCU is dealing with a failing retail environment and it's scary. The old models aren't working thanks to a number of factors (smart phones, millennial shopping behavior, companies like Amazon). The ability to order online, free shipping and returns all from your home is very appealing. There are services like Trunk Club that do the shopping for you. It's easier and quicker to return a pair of shoes from the comfort of your own home then to go back to the store, wait for a high school kid to figure out what to do, etc... Even runway shows are seeing a decline. Times are changing quickly and retail has to figure it out.

Spokane never goes in anywhere fast but unemployment is down 1% to 5.1.

There's been a shortage of inventory in residential real estate with a resulting boom in construction.

Downtown continues to grow and expand with a renovation of River Front Park, new hotel construction, and mixed residential/commercial buildings. There's also a continued effort to go after convention and travel business.

We're also a regional health care hub and that continues to show growth as people just can't seem to avoid getting sick.

Fairchild AFB is getting 12 additional KC-135's plus crew and support staff.

The Spokane Tribe is opening up a Hard Rock Casino just down the street from Northern Quest Casino in Airway Heights.

Just not much manufacturing here. Hospitals, Fairchild, and hospitality are the number one employers.

Philly metro area is cranking along fine. Housing market has been white hot for a while now. $3.88/gal in DC? It's $2.30 something around here! I'm going to Rehoboth/Georgetown for the 2nd time this baseball season on Friday, the tourism industry is still cranking along down there from what I can see.

Arizona has cut spending to the bone - too much in fact because the state is under court orders for Child Protective Services, and has cut services to many other areas.
