There is a difference between "is a weapon" and "could be used as a weapon". You could use keys to defend yourself but they are not a weapon. You are not "armed" if you have keys in your pocket or shoelaces on your shoes. Guns, tasers, knives, etc. are weapons. You are "armed" if you are carrying them.

Good. I've done similar valuations (really leaning on my years as an appraiser) and I think I have about 38%. We've only owned it since 2018. Our neighborhood is highly desirable, difficult to get in but when people do, they renovate (like we did). There's a very similar house about 4 streets down for sale at $450; - i'm really hoping it sells for that or close to it.
