I didn't broaden the definition. To be armed is to carrying a weapon. Guns are but 1 type of weapon. Molotov coctails are another. As are tazers.

we've been shopping since february. put in a bunch of bids. won 1 bid... seller countered with a free indefinite rent back until she finds a house. no thank you. i'm sure she found someone willing to do it. we want a house, but not desperate enough. :ohno:

Took us 2 years of searching & getting out bid before we finally bought up here. We lost one due to a cash offer being 15% over asking. :o I think that was a $275k house.

I know one house we bid on was bought and is now an Air BnB.

No shit. If we had to start over, we'd have to move at least 15 miles north of where we live now to afford a similar home. Our home has increased by 275% over what we paid 15 years ago.

I’ve heard more foreign money is being parked in US real estate too.

Talked to person who works for a title company in Libby Montana yesterday.

Even there, the market is bonkers. All out of area buyers.

My wife keeps showing me recent home sales in our neighborhood. I always see the figure and say, "Who'd pay that to live in this neighborhood!" :ohno:

Agreed. My house is close to 100% more in value now than when I bought it and I would never pay the new amount to live where I live. Apparently I may have to in the future if I ever move.

We're at 256% on ours right now. Problem is we'd be in bigger debt if we sold and moved somewhere "better" in the area. So we'll stay and pay our 2013 mortgage with inflated 2021 dollars. :coffee:

Good. I've done similar valuations (really leaning on my years as an appraiser) and I think I have about 38%. We've only owned it since 2018. Our neighborhood is highly desirable, difficult to get in but when people do, they renovate (like we did). There's a very similar house about 4 streets down for sale at $450; - i'm really hoping it sells for that or close to it. :lol:
