Since D.C. got a mention, I just snapped this pic out the bus window. No, this picture is not from a few years ago. This is today - 5 min ago. Exxon, Pennsylvania Ave SE (Capitol Hill/Eastern Market). It's far from typical, but somebody is buying it:

Arizona is doing ok. We are getting a lot of spillover from California (back-office type jobs), but we are losing out on 10,000's of jobs do to our shitty schools that the GOP refuses to fund up to the Constitutional requirement.

Illinois is circling the toilet bowl right before the water actually flushes. Job market is ho-hum at best and companies and people are fleeing the state. Property values have been stagnant for a while and property taxes are outrageous (my property taxes are almost as much as my loan payments). State has achieved junk bond status. Seriously worried about being the last one here and getting stuck with the pension bill when I go to turn off the lights on my way out.

It will probably be difficult for MAQA yahoos to overcome the Qult programming but they should give being rational & reasonable a try.

What's the Constitutional Requirement?
Article 11, Section 10 of the Arizona Constitution states that “… the legislature shall make such
appropriations, to be met by taxation, as shall insure the proper maintenance of all state
educational institutions, and shall make such special appropriations as shall provide for their
development and improvement.”

The State Supreme Court has continually found the state is not meeting this requirement, but the GOP refuses to do so, because it would require raising taxes, which is more important than following the Constitution.

Utah seems to be booming, employment is up, housing is scarce and is a sellers market. Only problem is State and local governments never met a tax they didn't like, legislators are in the democratic wing of the GOP.

Speaking of Real Estate taxes, I just got a Change of Assessment Notice.

They use 5 "Comparable Properties" (5 recent sales) to assist in arriving at the new market value.
These are the sales of the 5 they used:
$677k
$605k
$920k
$520k
$530k

Da fuq is that 3rd one? :ohno: :ohno: It's 57% higher than the average of the other 4, thus skewing the average up. And just for shits and giggles, they added another $45k to the average of the 5 to come up with my new assessment. :pissed:

Oh, and the 3rd one has a "Country Club" address that happens to be on the property of the 2018 PGA Championship. :ohno: :ohno:

Back in 2003 I was a victim of "reduction of force" or to say simply, my job was shipped over seas to India....

Anyway I had to put my house up for sale during which time someone from the tax appraisers office stopped by and noted the listed selling price of my home. The next year taxes went up 20%........I still have the home BTW....

Maybe the economy is booming because the Legislators are smart enough to know you need a decent sized government to promote and preserve the growth. Unlike the economic basketcase that is Kansas, which has found out that you can't tax cut your way to prosperity.

Southern Illinois is hurting more than usual. SIU is the economic engine and just laid off 50 people, which is a pretty good hit in these parts. All the kids are leaving, mine are in FL and NC. There's lots of folks my age that will be hauling ass to wherever their grandchildren are born. I've been here most of my life now and we've built a good life here and it's kind of sad to watch a neighborhood that has been together for 30 years slowly break up and scatter across the compass

I know IT but I would need a good marriage counselor or divorce lawyer to make that happen at this point in time. The wife and kids like their schools and friends and don't want to leave. I'm not killing myself though, I'm just riding the wave and not letting the impending wipeout get me down. I've done a decent job investing our retirement savings so we should be ok in the long run. The oldest is off to college in the fall and the youngest will be in 6 years. Hopefully the state can keep limping along and not fall too much further behind Kansas in those 6 years.

And Texas, Louisiana, Oklahoma, North Dakota, etc., etc.

Ours is a consumption economy. If RETAIL ain't coming back and OIL sucks, that pretty much covers the spectrum. Annualized sale of cars in millions of units down from 18.4 to 16.5 in just 3 months (that's a LOT, by the way). Retail sales actually NEGATIVE in May. GDP growing at a whopping 1.2% annualized rate. Inflation dropping. Wages stagnant. Housing starts lowest since September.

So what does the Fed do? Raise rates, of course. :dunce: :dunce: :dunce:

Lots of jobs available, and very low unemployment on the plus side. Many to most of the jobs are in the service industry, and housing costs are nearly the highest in the state, on the downside. Probably par for the course for tourist areas in the country.

Oh, and beer. Lots of beer.
