Only because they can’t evict malingering tenants by self-help. This Covid eviction moratorium has helped far more ordinary deadbeats than poor Covid unemployment victims. Trust me: I’m mediating Delaware eviction cases right now.

I never understood why a landlord wouldn't just hire some "help", off the books of course (i.e. pay cash), to physically remove the tenant that is no longer making payments.

Another low information meme. Certainly not all, but there are Homeschool groups that specifically meet up weekly, at least, for socialization. In fact, at least in SC, when you join a homeschool group, you're inundated with opportunities. Lil CCU was homeschooled last year and she did very well. She had 2 dance classes a week, went to the park and saw her friends multiple times a week.

BTW - who here had some socially distant /socially awkward kid in their school? We had one ( I still remember the police showing up the day after Columbine b/c someone sparked a rumor that he had a hit list of sophomores and was going to kill as many of them as possible).

Me neither. Serve them with an eviction notice and on the final day you show up with the police and you forcibly remove them and change the locks.

It's a shitty situation. Back when the world went to hell in 2006, I got served with an eviction notice. I was able to pay eventually and avoid it but it's an awful feeling. I know there are many people who don't care and will do whatever they can to just drift and grift their way through life. My buddy has about a dozen rental properties and he refuses Section 8, low income, low credit people just for that reason. He doesn't want to worry about non-payment and the other problems that come from those people. It sucks for them but these properties are his retirement / kids college education...he can't afford to play nice and let some hood rat move in and squat.
