Yep, ocean to the east and Glades to west
And they’re now seeing reverse gentrification away from shoreline.
Not going to pretend I know what that means but Jeff Bezos is leaving Washington state and coming back down to Miami…

and soon the twain shall meet... they already have apartment buildings collapsimg.
Florida was once the seabed and it’s inevitable that it will happen again in 1 million years or so, it doesn’t have anything to do with what man is doing

The tide lines are the same now as they were 150 years ago

That apartment that collapsed had nothing to do with rising sea water
So humankind has no impact on sea levels or climate but books can turn people gay? That’s :dunce:

How’s the insurance market in paradise?

because there's less property
Well, technically “less property” is a poor choice of words

It’s more about supply and demand

People are leaving blue states in droves to go to Paradise in Florida, so the real phrase should be “not enough houses”

Boom in Pinecrest is real, a very popular Miami neighborhood so many have never heard of

And Kalm says Miami is shit hole because he was here 30 years ago and stayed in a bad hotel

Too much crime, rising sea level. :coffee:

So you watched Scarface 40 years ago I see

Guess what…. Police are still enforcing the law in Miami and it feels totally safe to me. They don’t play games.

Blue Dem NYC is the place infected with crime because of stupid Dem policy. Shop lifting epidemic because nobody is enforcing anything has caused several businesses to close. Used to be able to take the subway until socialist Debozo was in office and let the city fall apart. Shameful

Police have basically said fuck it, either retiring or just looking the other way because of the idiotic Dem defund the police narrative, no jail time for criminals and liberal DA office. What a shit show

Yes, NYC bad too.

Miami is a place infected with crime regardless of whom is running it.

You should start a different thread when you want to change the subject. :coffee:

When I went to NYC I found the residents friendly and helpful - when we were looking for Manny's and several people stopped and asked where we were going, where we're from, hope we enjoy our visit, etc... two of them even walked us to the right street. In Miami we would have been robbed and left for dead.

Have you ever even been to Miami in the last 20 years?

Totally safe here and totally different than Nyc

The crime in Miami is more along the lines of fraud, scammers taking advantage of the democratic policies and you can start with medical insurance fraud… big here yes

But as far as walking the streets, which I do a lot of, never a problem in Miami always a problem in NYC

Eh, it could be. That's the trouble with inflation, it's insidious. If inflation is driving up the cost of housing materials, then yes, insurance companies will need to factor in the cost of replacement of a dwelling should it be lost to an event. And as kalm likes to point out, these insurance folks will certainly ensure that they're covering their costs and maybe even a little extra profit, so with inflation in play, they can go even further in jacking up costs (and also then perpetuating inflation - again, that's why we don't let it get out of control in the first place). Florida insurance, though, was widely inflationary prior to Biden's economic boondoggle, because, well, it's in the path of so many storms and we build so much and so expensive there in spite of that fact of nature. Heck, many insurance companies don't even operate there anymore because of the certainty of loss in the insurance business.

Inflation has impacted the cost of insurance in Florida by driving up the cost of materials but it's not the driving factor. Insurance companies are raising their prices or exiting the state because of the increased risk from major storms/hurricanes. Climate change might be cyclical but I think it is arrogant and/or naive to say that these changes don't "have anything to do with what man is doing".

Okay - climate change is cyclical but it's still arrogant and/or naive to say that these changes don't "have anything to do with what man is doing". It's foolish to believe that all of the carbon and other chemicals that we've spewed into the air, all of the land that we've built/paved over, etc. isn't impacting the climate.

Yep. Just released- in one year NYC lost over 100k population. And may of those are uppper income. On top of am exhorbitant cost of living to live somewhere nice, why pay extremely high double NY state & city income taxes when you can move to a state where you pay much lower %, or none at all,

Hey Johan, I don’t believe your 3 month walk included Puerto Rico but Yes, Venezuela is definitely a socialist shithole

https://nypost.com/2023/12/22/news/us-b ... tter-life/

Johan Rodriguez, 20, told The Post through an interpreter that he arrived in Piedras Negras in Mexico at the Texas border after a grueling three-month trek by foot and bicycle that began in Venezuela
“I traveled through Venezuela, Colombia, El Salvador, Panama, Puerto Rico, Nicaragua, Honduras, Guatemala and now Mexico,” he said under a baking sun Thursday after crossing over into the US and joining the crowds in Eagle Pass.

Rodriguez said he came to out America solely for economic reasons, and was not in any danger back home.

“There’s no opportunity in Venezuela,” he said.
