I disagree, Ursus. Sure, we all think we are smart, we are strongly opinionated and many of us are irreverent, but we are not all the same, and not everyone should be considered a narcissist.

Some posters work harder than others to understand the opposite points of view, some are willing to concede a point of fact or acknowledge a sound analysis, and some are slower than others to resort to ad hominem and other fallacious attacks. Other posters cannot hold an argument and resort only to fallacious ands/or personal attacks. Still others cannot "resort" to personal attacks because they already started with personal attacks and that's almost all they know.

Some take the subjects seriously and try to do homework. A few take themselves seriously but don't do any homework. Others don't take themselves so seriously and are on the poli board only or mostly for entertainment.

Its not all mush. The truth is sometimes in the middle, but not always. :twocents:

Been talking to lots of Baby-Boomers trying to dispose of their late parent's RE holdings. Depending on area, the prop. has taken up to a 63% hit (nothing scientific, but I've ballparked the median around 42% in NorCal). So, they sit on it for 2-5 years and pray they recoup 15-20%, either renting it or maintaining it while playing dodgeball with their insurer/code enforcement, or someone steps in, offers 2-3% over appraisal if they carry 15 yrs no fees/points. Anything under $120k is a win-win...about half don't need the whole enchilada anyway, or they'll swap 50-75k (depending on # of siblings), earning zilch, for a 4.5% note.
I'm working some gal right now who has a "rental grade" single family, structure is "rental" but the location is fabulous and easily 50%+ below PE. Solid income and in 15 years, flip it or keep it as rental. Fugg duh bank.
